Another Record-Breaking Sale in Old Airport Road Area
A 5-room HDB flat at Pine Close was sold for S$1,000,888 on 20 July 2022, marking the second million-dollar transaction within the estate that year, according to Lixon Mui from ERA Realty Network.
Situated on the 11th floor of Block 9 Pine Close, the 1,292 sq ft property fetched approximately S$775 per square foot. The flat’s sale included a Cash Over Valuation (COV) of S$90,000, with its valuation by HDB at S$920,000.
Young Family Purchases Million-Dollar Flat
The buyer is a young couple with a toddler, Mui shared. Notably, this isn’t the first high-value sale in the area. Earlier in January 2022, another 5-room flat in Block 5 Pine Close, located on the 19th floor, sold for S$1.02 million. This slightly smaller flat, built in 2000, measures 1,184 sq ft.
Prime Location Adds to Appeal
These sought-after Pine Close flats are within walking distance of Mountbatten MRT station and Old Airport Road Food Centre, with Dakota Crescent – another hotspot for million-dollar flats – just 1km away.
In September, a maisonette at Block 60 Dakota Crescent set a record with its S$1.05 million sale, while another unit in the same block sold for S$1,008,888 in December 2020.
Million-Dollar HDB Transactions on the Rise
In 2022 alone, nine HDB estates, including Yishun, Woodlands, Pasir Ris, and Marine Parade, saw their first million-dollar flat sales, underscoring the growing demand for premium public housing.
